Service assessment and practical solutions

01

Understand the building’s escape-route obligations

An emergency light is not simply an ordinary fitting connected to a different switch. It must serve the building’s fire and evacuation design during failure of normal lighting. We ask whether the site is an office, retail premises, basement car park, stairwell or other managed space, and whether a fire consultant or approved plan specifies coverage and type. The location of exits, changes in direction, obstacles and required operating duration determine what can be proposed. A brighter fitting alone is not proof that an escape route is compliant.

02

Installation types and supply arrangements

A maintained fitting operates during normal use and under emergency conditions, while a non-maintained fitting activates on loss of the normal supply. Self-contained battery units differ from centrally supplied systems. We establish which arrangement exists, its supply and control layout, and how the building manager will test it. A retrofit should account for switching, permanent supply, battery access and the correct fitting type. Installations in wet or outdoor common areas also need suitable environmental protection.

03

Testing, battery failures and records

A green indicator does not always demonstrate that a light can maintain output for the required duration. During servicing, the responsible person needs functional checks and periodic duration testing as required by the applicable system design and standard. Batteries age, lamps and electronics fail, and wiring changes can disconnect an emergency unit from its intended supply. We can scope fault finding, replacement or testing support, but formal certification and testing programmes must be confirmed with the authorised party. Records should identify the fitting and the test result clearly.

04

Work in occupied buildings

Emergency lighting often serves shared areas that cannot simply be left dark during repairs. We coordinate with the facilities manager on access, temporary safety measures and suitable working periods. A floor plan and list of failed or recently replaced lights help narrow the assessment. We distinguish emergency lighting from illuminated exit signage, ordinary corridor lighting and fire alarm equipment; each has different responsibilities. Any quotation should describe exactly which parts are being inspected, replaced and retested, without implying that isolated fitting repairs amount to a complete building fire-compliance sign-off.

Common enquiries and what changes the job

Basement fitting stays dark during a power cut

We check the supply, internal battery and fitting arrangement rather than assume a simple lamp failure.

Managed block with dozens of fittings

A numbered inventory and staged access plan can reduce missed fittings and repeat visits.

Refurbished office changes its layout

The escape route and approved fire strategy may have changed; relocation should be assessed before simply moving existing lights.

Information that helps define the work

Provide building plans, a list of affected floors, existing fitting labels and any fire consultant’s requirements.

State whether you need individual electrical repairs, a maintenance programme or coordinated compliance review; these scopes are not interchangeable.

Frequently asked questions

Emergency & Exit Lighting Installations: customer questions

Can I use an ordinary LED light as an emergency light?

Not unless it is part of a properly designed and compliant emergency-lighting arrangement with the necessary backup and performance.

Does an indicator light prove the battery is healthy?

No. Appropriate functional and duration tests are needed to assess emergency operation.

Does replacing one exit sign certify the entire building?

No. A whole-building compliance assessment is separate from replacing or repairing individual fittings.
