How we approach distribution board inspection & preventive maintenance

01

Inspection differs from installation and a CoC

A distribution board inspection is an assessment of installed electrical equipment; it is not automatically a new board project or a comprehensive compliance certificate. Commercial property owners often need condition reviews because circuits have been added over many years. We ask about nuisance trips, hot smells, past water damage, undocumented modifications and whether circuit labels still match the actual loads. The responsible electrician must work safely with supply isolation and appropriate test instruments. We will not diagnose an overheated connection from a photo or recommend replacing an entire panel solely because it is old.

02

What the condition review considers

Accessible inspection may include enclosure integrity, exposed openings, cable entry protection, signs of heat damage, moisture, missing covers and inconsistent device ratings. Where suitable, tests can assess protective-device performance, continuity and the condition of outgoing circuits. Board labels should tell users which circuit to isolate, particularly where pumps, refrigeration, solar and tenant installations are present. Tightening terminals, replacing breakers and altering busbars are electrical tasks that require the correct procedure and manufacturer compatibility; they are not routine cleaning activities.

03

Planning maintenance without unsafe downtime

For a house, a short isolated inspection may be manageable. For an office, shop or sectional-title building, an interruption can affect tenants, security systems or essential plant. We plan access, affected circuits and shutdown windows before disassembly. If critical equipment cannot be switched off at the proposed time, a different programme is needed; the electrician must not work live merely to avoid inconvenience. Where thermal imaging or other advanced surveys are requested, availability and trained operators should be confirmed rather than assumed. Findings should separate urgent safety defects from optional improvements.

04

Reports, corrective work and future expansion

A clear maintenance outcome lists observed defects, relevant test results, circuits requiring follow-up and the priority of remedial work. This helps an owner distinguish an immediate hazard from longer-term capacity planning. Adding an EV charger, solar inverter or high-load appliance may call for a separate load assessment and installation design. We also advise on durable circuit identification after changes. Cape Town commercial landlords and managing agents benefit from consistent board records, but no maintenance visit should be presented as a substitute for any legally required electrical CoC or specialist inspection.

Recognise the situation

Common enquiries and what changes the job

Board has been modified by multiple contractors

Mislabelled circuits and mismatched additions should be documented and tested rather than guessed from breaker positions.

Shop suffers periodic unexplained trips

A fault log and selective circuit testing may reveal a load or equipment issue before devices are replaced.

Solar upgrade is planned

The existing board condition and available ways should be assessed together with the SSEG electrical design.

Before booking

Information that helps define the work

Provide a photo of the closed board showing labels, the property type, any known faults and the best planned outage window.

State whether you want a condition inspection, fault repair, equipment upgrade or formal CoC. Different deliverables and testing apply.

Frequently asked questions

Distribution Board Inspection & Preventive Maintenance: customer questions

Is an inspection the same as an electrical CoC?

No. A maintenance condition review and formal compliance inspection have different purposes and required processes.

Can a breaker that trips just be replaced?

Only after investigating whether the connected circuit or equipment is causing the trip; the rating cannot simply be increased.

Do you perform thermal camera surveys?

Specialist survey capability must be confirmed when scoped. Standard visual and instrument-based checks should not be misrepresented as thermography.
