Cape Town Property Maintenance Checklist: What to Inspect and When

A damp patch, a repeatedly tripping circuit and a garden that floods every winter may look like separate issues, but each can affect the condition and safety of the same property. A sensible inspection routine helps owners spot changes early, document what they see and decide which trade to contact.

Property maintenance checklist: practical decisions

01

Start with changes that suggest an active fault

A monthly walk-through is most useful when it compares the present condition with what was normal before. Check for new stains around geyser cupboards, beneath sinks and along ceilings. Listen for toilets that refill continuously and pumps that cycle while no water is being used. Note whether the water meter moves when every fixture is turned off. None of these observations proves the cause, but they make a plumber’s visit more focused.

For electrical systems, pay attention to scorch marks, hot-smelling accessories, unexplained tripping and outdoor fittings that admit water. Do not open a distribution board or test exposed wiring yourself. Isolate an affected circuit only where it is safe to do so and arrange assessment by a qualified person. A visual home check is not a substitute for formal electrical testing or a certificate of compliance.

02

Make separate wet-season and dry-season checks

Cape Town’s winter rainfall can reveal roof discharge problems, blocked gullies, poorly graded paving and saturated garden beds. Before the wet months, clear accessible surface debris without entering unsafe roof areas, observe where downpipes discharge and note whether runoff is being directed toward a building or a neighbour. A landscape drainage problem sometimes starts at a damaged stormwater pipe; a wet patch near irrigation equipment may instead come from pressurised supply pipework.

During warmer, drier conditions, inspect irrigation coverage, controller schedules and signs that plants are receiving too much or too little water. Record leaks around valve boxes and sprinklers rather than automatically increasing watering time. Permanent municipal water-use restrictions and any temporary notices should guide irrigation adjustments.

03

Include solar and backup power in the routine

Where a property has an inverter, battery or rooftop PV array, preserve installation documentation and monitor system behaviour. Sudden drops in production, repeated error events, unusual battery temperatures and failed backup changeovers are reasons to seek a professional review. Do not climb onto roofs, disconnect DC connectors, or alter inverter protection settings as a homeowner.

Ask a technician to examine concerns in the context of the actual inverter, battery, array and electrical installation. A settings change is not automatically the right solution: it may conceal a wiring defect, battery fault or equipment mismatch. Keep a dated record of faults and a copy of each completed service report.

04

Sort findings by urgency and responsibility

A live water escape near electrical equipment, burning smell, exposed energized components or sewage entering living spaces needs immediate attention and suitable isolation by someone who can do it safely. Less urgent issues—such as a dripping tap, uneven lawn irrigation or a small planned lighting upgrade—can be grouped into a scheduled quotation. Give each contractor a concise issue list and photographs taken from a safe position.

The City of Cape Town reminds property owners that maintenance includes health, safety and legal responsibilities, not only appearance. Tenants and landlords should consult their lease and applicable duties rather than assume every fault is the tenant’s job. For common-property services, involve the body corporate or managing agent before authorising work.

05

Keep a maintenance record that a future contractor can actually use

Use one simple file for dates, rooms, symptoms, meter readings, approved quotations, photographs and work completion notes. Record which valve or breaker was used to isolate a particular issue, without encouraging unqualified intervention. Include equipment serial numbers only when they can be read safely, and retain manufacturer documents with formal compliance paperwork.

When requesting a quotation, describe the symptom and desired outcome separately. “Water reaches the kitchen ceiling after prolonged rain” is more useful than assuming a pipe must be replaced. A contractor can then assess cause, access, repair scope and making-good work before finalising a price.

Check requirements before authorising work

Local rules and responsibilities can change. For the applicable requirements, see the City of Cape Town's published guidance. The information here is general and does not replace inspection of the property.

Common questions

Answers before you arrange a visit

How often should I inspect my property?

A brief monthly walk-through and a more thorough inspection ahead of the rainy season are practical starting points. Professional testing intervals depend on equipment, condition and regulations.

Can one inspection replace electrical or plumbing certificates?

No. Informal checks help identify concerns but do not replace legally required inspections, tests or certificates issued by appropriately authorised people.

What should I send when requesting a maintenance quotation?

Share the suburb, property type, safe photographs, a short timeline of symptoms and any access restrictions. State whether the issue is active or planned.
