Site assessment and work planning

01

Define which installation is actually being tested

A pressure test of a newly fitted branch line is not the same as checking an entire ageing house supply. We clarify whether the request relates to new hot and cold water pipework, a repaired section, an extension or commissioning documentation. Pipe type, jointing system and the pressure limits of connected fixtures affect the permissible procedure. Exposed pipework should be visually examined before testing, and the parties responsible for concealed building work need to agree when the test will be witnessed.

02

Isolate vulnerable equipment and use an appropriate method

Test conditions must follow the applicable plumbing standard and manufacturers’ instructions rather than an arbitrary high pressure. Heating cylinders, filters, water-treatment equipment and some control valves may need isolation from sections being tested. A sudden loss of pressure can indicate a leak, trapped air, temperature change or a problem with the test arrangement itself. We document the setup and investigate unexplained readings instead of simply topping up the pressure and declaring a pass.

03

Find faults before finishes conceal them

Pipe chases, ceiling spaces and floor penetrations are difficult to repair after plaster, tiling or cabinetry is complete. A useful inspection therefore covers exposed joints, wall transitions, brackets and valve assemblies as well as gauge readings. We look for damp connections, movement at couplings and signs that pipes will be unsupported or rubbed by adjacent building materials. Any failed section should be repaired and retested before it is enclosed; making-good of finishes must be agreed separately.

04

Understand the limits of a handover record

A successful test confirms the tested section under the recorded conditions at that time. It does not prove that every concealed pipe in an older building is sound, certify drainage falls or substitute for required municipal approval or a water-installation compliance certificate. We can help define a handover checklist covering test section, observed condition and unresolved defects. Property owners should retain installation drawings and supplier information with those records.

For applicable municipal requirements, consult the City of Cape Town guidance alongside the project assessment.

Frequently asked questions

Plumbing Pressure Testing Before Property Handover: frequently asked questions

Does a passed pressure test replace a plumbing CoC?

No. A pressure test is one technical check. Compliance certification has its own requirements and must be completed by an appropriately authorised person.

Can a concealed leak be confirmed with one test?

Pressure loss may suggest a problem but is not always enough to locate it. Isolation and additional checks may be needed.

When should we book the inspection?

Before pipework is enclosed and with enough time to repair any failed section before building finishes proceed.
