Planning Plumbing and Electrical Work During a Cape Town Renovation

The most expensive mistake in a renovation is often closing a wall before the services behind it have been agreed, installed and tested. Kitchens, bathrooms and additions are easier to manage when the pipe routes, electrical circuits, access requirements and final fixtures are considered together before finishes are ordered.

Renovation work sequence: practical decisions

01

Confirm the layout before any chasing or pipe movement

A floor plan should locate the basin, shower, WC, dishwasher, oven, extractor and every proposed electrical point. For bathroom work, the chosen fixture dimensions affect waste positions, water inlets, access panels and the amount of space available behind finished surfaces. In kitchens, cabinet dimensions and appliance clearances affect socket placement, isolators and supply routes. Guessing these before product selections are final creates avoidable rework.

Ask whether existing drains have sufficient fall and whether new pipe routes interfere with beams or load-bearing elements. Alterations to structural components require appropriate professional advice and approvals. Identify municipal and building-plan obligations at the planning stage, particularly for changes beyond simple like-for-like replacement.

02

Coordinate first-fix plumbing and electrical installations

First-fix work generally happens after safe strip-out and before plastering, waterproofing or tiling closes access. Plumbers position hot and cold water supplies and wastes, while electricians plan cables, protective devices and dedicated circuits. The trades must agree on safe separations and service routes where water and electricity occupy the same room. A geyser or heat pump may require both a plumbing installation and a correctly protected electrical supply.

This does not mean all trades should work at once in a crowded room. A sensible programme allocates access, establishes responsibilities and allows each contractor to inspect the previous work before a finish hides it. Work near live circuits or unisolated pipework must be controlled by competent people.

03

Test before waterproofing and closing surfaces

Before a shower wall is tiled, the drainage route, joints, mixer positions and water-pressure behaviour should be checked against the agreed installation scope. A small leak behind a new finish may remain hidden until cabinets swell or staining appears downstairs. Electrical inspection and appropriate testing should also occur at the stages required by the applicable standard, rather than waiting until the final coat of paint.

Waterproofing, floor gradients and the finished height of shower drains affect the success of a bathroom independently of the pipes themselves. Treat these as coordinated parts of the project and have the responsible specialist verify the work. A successful pressure check is not a guarantee that waterproofing or tiling will be sound.

04

Second-fix work and handover are separate milestones

After surfaces have cured and fixtures can be fitted, the finishing stage connects visible fittings, appliances, lights and accessories. Check that isolation points remain accessible, that electrical accessories suit the location and that outlets and waste connections perform as intended. The customer should be able to operate a mixer, reset an appropriate user-level device and identify whom to contact about faults without needing to dismantle cabinets.

Request documentation for the actual work performed, including invoices, manufacturer instructions, test records and certificates where legally required. If a solar PV or battery system is being added at the same time, municipal authorisation needs a separate plan; a general renovation schedule does not replace that process.

05

Request quotations that show what is and is not included

An itemised quotation should make clear whether it covers removal, waste disposal, pipe rerouting, new circuits, testing, access openings and making-good. Clarify who supplies mixers, fittings and appliances, whether waterproofing is included, and who coordinates approvals. A cheap figure that excludes wall repair or final testing cannot be fairly compared with an all-inclusive figure.

For an occupied home, discuss where water or electricity will be unavailable and how dust, access and quiet hours will be managed. A written sequence with agreed decision points is often more valuable than an unrealistic promise that every trade will finish on the same day.

Common questions

Answers before you arrange a visit

Should electrical or plumbing work come first?

There is no universal order for every room. Both first-fix scopes should be planned before surfaces close, with safe access and inspection points agreed between the trades.

Can tiling begin before pipes are tested?

Closing surfaces before relevant checks risks costly remedial work. Confirm appropriate plumbing checks and waterproofing inspections for the project before tiling.

What information helps a renovation quotation?

Provide drawings or marked photographs, fixture and appliance specifications, the intended layout, building access limits and the desired project sequence.
