Bathroom Renovation Plumbing: practical assessment and clear next steps

Plumbing alterations, first-fix pipework and final bathroom fixture connections for renovations across Cape Town.

01

Plan the services before demolition

A shower moved to the opposite wall may need longer waste runs, a revised trap position and different hot-water connections. The visible layout on a drawing is only one part of the decision. We review which existing pipes can remain, where isolation is possible and whether the proposed fittings will have practical maintenance access after the room is finished.

In flats and sectional-title buildings, the work may also involve shared stacks, restricted working hours and approval from trustees or managing agents. We ask about those constraints before the quotation. Relocating a bath or toilet without checking drainage falls can produce a bathroom that looks attractive but drains poorly.

02

First-fix and second-fix are different appointments

First-fix plumbing places the supply and waste points while walls, floors or service cavities are open. This is the time to check pipe routes, shut-off positions, fixture clearances and the intended shower drainage arrangement. Photos and dimensions taken before enclosure can be useful when another trade returns to fit cabinetry or tile the space.

Second-fix work connects the finished sanitaryware, taps and mixers after waterproofing and tiling stages are ready. We coordinate the sequence with the builder or tiler so that fittings are not installed before surfaces can support them, and so completed finishes do not have to be reopened to correct a missing connection.

03

Waterproofing, drainage and pressure need separate checks

A shower leak is not always a leaking water pipe. It can originate at the waste fitting, from a failed waterproofing junction or at a mixer connection concealed behind a wall. A renovation should distinguish those causes rather than cover a wet surface with new tiles. The waterproofing contractor and plumber need clear boundaries between their respective work.

We also consider the existing hot-water delivery, pressure difference between supplies and access to valves. When old pipework shows corrosion or repeated leaks, renewing a short exposed section may not be sufficient. The choice to extend pipe replacement should be explained in the scope before work proceeds.

04

What a useful renovation quotation includes

Ask for the plumbing portion to identify which fixtures are supplied by the owner, what demolition is included, which concealed pipes will be renewed and what testing or inspections are expected. Clarify responsibility for making good walls, waterproofing, tiling and sanitaryware so the same item is neither missed nor priced by two contractors.

For a practical assessment, send the existing bathroom photographs, a preferred layout, the fixture list, property type and target construction dates. We can then discuss whether the plumbing design is feasible and which decisions must be settled before finishes or fittings are ordered.

Common enquiries

Common situations and the appropriate starting point

The nature of the symptoms and the property arrangement affect what should be checked first. We use that information when discussing your enquiry.

Moving the shower

Confirm the waste position and available fall before setting a new floor level; the waterproofing interface must be coordinated with the shower outlet.

Adding a second basin

Review the hot/cold supply, space behind the vanity and suitable waste connections rather than assuming the existing pipes support both basins.

Renovating an occupied flat

Plan shutoffs, working hours and shared drainage access with the building manager to avoid disrupting other units without notice.

Planning the job

Scope decisions that save reopening finished walls

If you are keeping the old geyser but moving the shower and basin, the hot-water run and balancing of supply pressures should be considered at the drawing stage. We also discuss the intended shower waste and whether its outlet can connect with sufficient fall. A change that appears minor on paper can change the level of the floor or the available space behind a wall.

We recommend finalising the fixture specifications early: concealed mixers, wall-hung sanitaryware and freestanding baths can require different connection positions. Agreeing on these before waterproofing and tiling helps other trades work from reliable dimensions. Include any existing damp damage in your enquiry so concealed issues can be checked while the room is already open.

Clear job scope

What shapes the assessment and quotation?

The work is defined around the installation, access and decisions specific to bathroom renovation plumbing.

We explain the proposed work and any site-specific cost factors before you decide to proceed. The final quotation depends on what is needed at your property.

Frequently asked questions

Bathroom Renovation Plumbing: FAQs

Can you work with my existing builder or tiler?

Yes, the plumbing scope can be discussed alongside the renovation programme. Before scheduling, the team needs clarity on first-fix dates, waterproofing responsibility and who supplies fittings.

Can the toilet be moved anywhere in the bathroom?

Not always. The position of the waste pipe, available fall and building structure may limit relocation. A site assessment is needed before promising a new layout.

Do I need to replace all the old pipes?

Not automatically. Replacement depends on the pipe condition, accessibility and planned changes. We explain which runs can remain and which would be safer to renew.
