A toilet that runs continuously wastes water; one that leaks at the base can damage finishes.

Repairs for running toilets, leaks around pans, weak flushes and faulty cisterns in Cape Town homes and workplaces.

01

A running cistern is not always a blocked toilet

Water heard entering a cistern long after a flush often points to a fill valve that does not shut correctly, an incorrectly adjusted float, or a flush seal that allows water to escape into the bowl. If the tank is refilling intermittently, the problem may be invisible until the water bill arrives. We check where the water is moving before recommending a replacement part.

A toilet that flushes weakly is a different job. The cistern may not be releasing enough water, the flush mechanism may be misadjusted, or waste flow may be restricted downstream. Repeated plunging will not solve a mechanical cistern defect. We distinguish the flush volume, the pan outlet and the drain connection so that the repair addresses the right component.

02

Leaks around the pan, connector and floor

Damp flooring near a toilet may come from the inlet connection, cistern bolts, a pan connector or the seal at the waste outlet. Water can track across tiles and emerge away from the actual leak. We assess the visible joints and the timing of the leak, including whether it appears only during flushing or continuously.

If the pan is loose, there is movement at the waste joint or the floor has been damaged, simply applying more sealant around the base can conceal the issue. A sound repair may involve removing the pan, correcting the connector, checking the floor fixing and resealing the installation without compromising access for later maintenance.

03

Repair the mechanism or replace the fixture?

A small cistern fault often needs a compatible fill valve, flush valve or seal. A cracked ceramic pan, badly corroded mounting or obsolete concealed cistern may change the economics of repair. We look at the available parts, the condition of the fixture and the effect on surrounding finishes before quoting.

For guest bathrooms, rental properties and commercial washrooms, we also discuss how long the toilet can be taken out of use and whether a shut-off valve is accessible. Where multiple toilets show the same symptoms, supply pressure or maintenance patterns may need attention rather than replacing the same component repeatedly.

04

What to tell us when booking

Let us know if the toilet is leaking, running constantly, blocked, rocking on the floor or failing to flush. A photo showing the cistern type, its exposed plumbing and the floor connection can help with planning where it can be taken safely. Please identify whether the room is a guest toilet or the only bathroom on the property.

If wastewater is overflowing, avoid using the fixture and keep children away from affected areas. If clean water is actively escaping, close the toilet isolation valve if it is safely accessible. We will discuss the situation, access and suitable repair options when arranging the visit.

What determines the work required?

Frequently asked questions

Frequently asked questions about toilet repairs & cistern plumbing

Why does my toilet keep running after flushing?

The fill valve or flushing seal may be allowing water through. A technician needs to establish which component is passing water before replacing anything.

Does a leak at the toilet base mean the seal is damaged?

Not necessarily. Water may travel from a flexible inlet, cistern connection or concealed pipe. The source must be traced.

Can a concealed cistern be repaired?

Many are serviceable through an access panel, but part availability and the state of the frame and flush mechanism determine the scope.
